Terra Firma Capital Corporation provides mezzanine financing to real estate owners and developers for the purposes of acquiring, developing, refinancing, refurbishing and general financial flexibility. 

We typically look to invest in the following opportunities:

• Loans for Income producing properties with redevelopment potential
• Second mortgages for industrial, commercial and retail properties
• Second mortgages on multi unit residential properties
• Short term bridge lending and special situation facilities

Investment criteria are as follows:

• Income producing properties with stable cash flow
• Loan to value of 60% - 85%
• Defined exit strategy
• Up to five year terms
• Loans from $500,000 to $15,000,000
• Properties located in Canada and the United States
